MVRDV设计的虹桥中央商务区总体规划中的第一座办公楼,花瓣形的标志性建筑,提供15,000平方米甲级写字楼,结合灵活的租赁空间。另外在上海的虹桥机场旁的45,000平方米的地块将包括MVRDV设计的整体规划中另外9栋办公楼,及凯达环球设计的地下商业街。由MVRDV为协信地产集团设计的花瓣楼获得三星级绿色大厦标签,拥有在中国最好的节能等级。总体规划的综合用途项目共包括110,000平方米的办公楼,47,000平方米的零售空间,及55,000平方米的停车场。
用户价值
基于最为典型和高效的办公设计,建筑从1200平方米到1800平方米不等、4至8层楼高,以制造宜人的尺度和多样的形态。这些立方体协调地散步在基地各处,为申虹大道制造了一道无与伦比的沿街立面,创造出更加十分丰富的空间体验。 正方形的楼层平面实现了十分高效的办公功能:每座办公楼都可灵活划分,供两个或多个租户使用。双大堂的设计让每个租户都可以拥有专属的电梯和电梯厅,在共享式办公楼里提供独享的办公服务。50%的外墙采用透明玻璃,另外50%铺装,符合可持续发展建筑的规范要求。外墙设计受到竹子形态的启发,巧妙地将表皮网格向盛行风向倾斜。只有10% 的立面图案是规则的,从而制造了视觉上的丰富和趣味。塔楼的大小和高度均不同,在看似随意的布局下呈现出既统一又充满个性的特点。
商业表现

流程方法
该建筑融合了四个塔的顶端,透过其之间的阴影创造亲密的广场。该建筑的底层有大面玻璃,将有零售空间,同时使建筑物能够灵活地通过一个或多个不同租户使用的四个塔之间的顶楼功能连接。该建筑使用圆的形式,最大程度地减少外墙的数量,同时也扩大视野。 花瓣楼的悬臂,自遮阳形式是通过与楼上小开口的外观连接,以减少能源消耗,使之获得建筑节能三星级。白色的外墙,由极轻,但高度绝缘的GRC板,提供了一个微妙的移动网格膨胀,它到达地面变得更加开放,并达到了空调需求减少。

Project Description
The first building in MVRDV’s sustainable masterplan, a flower shaped landmark offering 15,000 m2 of Grade A offices, combines a strong identity with rental flexibility.The 45,000 m2 plot on the edge of Shanghai’s Honqiao airport will include a total of 9 further MVRDV-designed office buildings atop an Aedas-designed underground shopping centre. The Flower Buildinghas received a 3-star Green Building Label, the best energy performance rating available in China.
User Value
The building volume, based on typical, efficient office floor plans, varies from 1200m2 to 1800m2 and from 4 to 8 stories high, in order to maintain a human scaled and varied office clusters. The cubes are distributed across the plot so as to create both an appropriate street facade along Shen Hong Road Boulevard and a more diverse spatial experience in contrast to typically gridded office parks. The square floor plan is particularly efficient for flexible office use: each office tower can be divided into two separate units or more according to the tenants’ requirements. By introducing a double lobby concept, each tenant can have their own individual lobby and lift, a rare luxury in a shared office building. Facade area has been minimized by introducing round cornered towers which, together with the continuous 50% transparency, allows it to meet the stringent requirements of sustainable building regulation. The façade pattern is inspired by Chinese bamboo, with a subtly shifted grid and bands that tilt in the prevailing wind direction. The pattern is regularized with 10% of the panels customized for variety and visual interest. The tower volumes vary in size and height, and together with the facades, create a collective yet individual character, a sort of unified family of buildings which are related yet different.
Business Performance
MVRDV won a competition for the area’s architectural design and masterplanning in 2013 against two other teams. The urban masterplan sits adjacent to the hi-speed train station and fourth busiest airport in mainland China, Shanghai Honqiao, and will create a more intimate form of urban life with pedestrian streets and plazas in an area dominated by large boulevards and high-speed expressways. The masterplan’s mixed-use program includes a total of 110,000 m2 of offices, 47,000 m2 of retail space, and 55,000 m2 of parking.
Social Impact
The Hongqiao Central Business District will achieve three stars, the highest ranking of the Chinese ‘Green Building Label’. Sustainable building features include high performance insulation, optimised building forms, shaded spaces, natural ventilation, rainwater collection, permeable road surfaces, links to public transport and a reduction in the urban heat island effect. All 10 buildings will also offer green roofs as a habitat for local species.

Flow
The building merges the tops of four towers to create a shaded and intimate plaza in between. The building’s ground floor, with the largest windows, will feature retail space, while its top floor features connections between the four towers so that the building can be used flexibly by a one or more different tenants. The building’s rounded forms minimise the amount of façade necessary, and also optimise views and floor plates.

The first energy-efficient office building in the masterplan is now complete, with a further nine office buildings to follow in early 2016, providing a total of 110,000 m2 of offices.
