作品简述
在上海这样的超大型城市,城市范围内有机会建一个工业园区,几乎是无法想象的事情。本项目偏偏就是这样坐落于绝佳地理位置的工业园区,距虹桥机场和国家会展中心不足10km的距离,因为正是因为此,业主对此有着极高的期许。业主在本项目所在地方已有一个多年前建成的工业园,本项目实际上是原有工业园区的延伸,但主入口在两条城市主干道上,彼此独立。原有工业园区面积约为7.5万平方米,本项目面积为6万平方米。我们在接手本项目时,业主已完成了建筑设计,并且通过了中国政府的官方审查。由于业主极高期许值,对建筑外立面一直不十分满意,因此要换我们对一个还未开工建筑项目进行外立面改造以及园区内所有景观的设计。但由于政府审批流程的确认过于繁琐,因此业主要求保留原建筑设计的平面布局以及主题结构。 我们在了解项目情况并查看了原建筑的设计资料后欣然接受了这项工作,并有信心满足业主对本项目高度的期许,结果也确如之前所料,业主非但满足我们的方案而且在我们和业主的通力配合下,建成后的效果更是令大家眼前一亮,作为对我们能力和服务的认可,业主将本项目园区中心和他们自用的办公室的室内设计工作也委托我们来完成,这部分工作尚在进行中...

总体而言,本项目创造了了一个为跨国公司而打造的研发实验为功能的工业园区,同时兼顾了建造成本。 主要的设计理念是保持建筑形式的简洁和实用,尽可能的让用户体验到公共空间内不同程度的私密性。 其中包括: A.旗帜广场; B. 呈现出四季不同景色的具有一定私密性的中心花园; C. 研发楼,表面白色铝板的缝隙处用橙色线条勾勒出来,呈现出私密、高效和线条明快的效果。 使用者将在庭院中或是建筑物的不同角落体会到每一天不同时刻的景致。 规律感的色彩所形成的科技感和高端形象不仅给园区增加了品质,也进一步提升了发展商的品牌价值。 基于发展商对于项目的信心,在各项设施上都增加了投入,从而使项目具有更大的市场吸引力

本项目由LTHK各专业团队组成,包括建筑设计、景观设计、室内设计和标识系统设计等团队。 团队协调与管理是基于发展商管理团队所控制的预算和时间进度计划,发展商的总经理办公室主持并协调工程和销售团队对设计和项目团队强有力的领导。

本项目管理的创新之初在于发展商总经理办公室领导并提出系统性的设计和预算要求,设计团队在设计过程中随设计方案及时提供相应概算,以工业主团队尽快决策,并推进项目进展。

本项目所用的时间包括设计和施工只有7个月,工业园区整体建设投资超过1亿元人民币。

Project Description
In a very large city like Shanghai, the opportunity to build an industrial park within the city limits is almost unimaginable.This project happens to be an industrial park located in a perfect location, less than 10km away from hongqiao airport and the national convention and exhibition center. Because of this, the owner has high expectations.The owner already has an industrial park built many years ago on the site of this project. This project is actually an extension of the original industrial park, but the main entrance is on two main urban roads, independent of each other.When we took over this project, the owner had completed the architectural design and passed the official review of the Chinese government. Because owners' high expectation value, is very satisfied with the building facade has not, so you want to change our for a haven't construction building fa? Ade renovation project, and all the design of landscape in the park but because the government approval process validation too trival, so the owner to keep the original design of plane layout, and thematic structure.We know the project situation and view the original architectural design information readily accept the job, and have the confidence to meet the owner of this project is highly expected, the result is indeed as expected, before the owner not only satisfy our solution and under us and owners to cooperate, after the completion of the effect is to make you shine at the moment, as a recognition of our capability and service, the owner will this project park center and their self-use office interior design also entrust us to complete the work, this part of the work is in progress.
User Value
The briefing of the Project was to produce an industrial park attractive as research and development laboratories for multinational corporations, whilst adhering to a contained budget. The design strategy was to keep the building form simple and utilitarian. Effort was made to concentrate on the experience of the users going through different levels of public to private open spaces : A. The public Flag Pole Square. B. The semi public Central Garden designed to present different looks of each season. C. The private, efficient, clean line R+D blocks with a touch of color created by introducing chinks of burnt orange on the otherwise off white aluminum paneled buildings. Users take advantage of the different nooks and courtyards created in the complex for use at different times of the day. The disciplined use of color gives the industrial park a high tech and premium image which not only increase the value of the Project but also added value to the branding of the Developer. The attractive outlook has increased the confidence of the Developer in investing in more facilities into the Project which in turn made the Project more attractive to the market.
Business Performance
Within 3 months from the publication of the Project, it has gained wide recognition within the industry and the District Government, which has been largely supportive and recommended investors to consider moving to the Project.
Social Impact
The Project demonstrated that industrial parks can be sophisticated while kept within a constrained budget by good application of design and strategy. This project has raised the bar of the District Government for future industrial parks.
Team Structure
The project team consisted of different teams of LTHK ARCHITECTS – the building design, landscaping design and interior and graphics design teams. The teams all coordinated closely with the project management team of the Developer who successfully controlled the building budget and timeline. The Developer’s General Manager office presided over the engineering and marketing teams provided strong guidance to the design and project teams .
Flow
The most innovative step taken in this project was the leadership provided by the General Manager Office which systematically made strategic decisions in budget and design matters. Alternative design solutions with attached price tags were presented for the Management to swift and clear decisions ensuring timely progress of the Work.
Project Investment
The time taken for the design and construction of the Project was only 7 months. The building investment for the industrial park was in excess of 100 million RMB.
Project Achievements
The Developer is highly professional in producing industrial parks from logistic parks to R+D centers. In this project, the Developer wanted to develop something more distinct and sophisticated catering for multinational corporations, but still within a reasonable budget. The end result is an industrial park that is simple, efficient, high tech looking that was designed with the users in mind. The buildings and the landscape areas have provided an environment that is unique in the market.
