作品简述
本项目位于国际著名建筑大师矶崎新先生设计的上海证大喜马拉雅中心的B1、B2层,原用途是商场。本次要改造成为联合办公的面积约7000平米,现场是原有装修好的各个风格各异的商铺以及公共交通空间。

由于本项目的建筑与室内公共区域有较高的艺术性,本项目的重点在于探索建筑与室内、艺术性与充满激情的联合办公如何能够完美结合?同时,如何最大化的减少业主在时间以及造价上的投资,原有的商业空间装修如何才能得到最大化的利用,共享办公空间的各项功能如何植入等等这些问题,也是我们本次设计的重中之重。
商业表现
本项目完成后,立刻成为了优客工场上海的旗舰店,出租非常顺利,同期也举办了多场艺术活动,真正完成了从商场向联合办公的转变,可以作为此类型项目的标杆。
社会影响
这个项目的完成,作为联合办公进驻商场的一个良好的典型案例,给很多商场的转型带来了全新的思考及方向。
团队组织
建筑、装饰、机电、造价等各个部门从一开始就全面参与。项目面临最难的问题是消防的改造。从商场向办公的转变,并没有明确的消防条文规定。只有各部门的全面参与,才能达成最优的消防改造方案。
流程方法
由于项目周期太紧,本项目没有采用常规的建筑-装饰-机电-造价流程。而是采用了穿插作业。各部门先集体汇总出一个原则,然后各自进行深化,到一定程度后再集体汇总,各自调整后再行深化。这样,把整个设计周期几乎提前了一半。
达成情况
该项目从造价以及工期上都完全达到预期的效果
Project Description
The project is located in B1F and B2F of the Shanghai Zendai Himalayas Center ,which is design by the famous international architectural master Mr. Arata Isozaki . there is the mall before and it was converted into joint office with an area of about 7000 square meters. The space was well decorated with various styles of shops and public corridor before.
User Value
As the outdoor , indoor and public areas of this project are highly artistic, our purpose is to explore the perfect combination of outdoor and indoor ,artistic and passionate Joint Office. At the same time, our first and most important value is how to reduce the most cost of the time and investment, how to recycle the original commercial space decoration , how to implant varied sharing space, and so on.
Business Performance
After the completion,the project immediately became flagship workshop of Uwork in Shanghai, the rental is very smooth,the same period also held a number of art activities. It can be used as a benchmark for this type of project.The shopping malls was turned into the joint office actually.
Social Impact
The completion of this project, as a good example of the joint office in the shopping mall, has brought a new way of thinking and direction for the transformation of many shopping malls.
Team Structure
Architecture, decoration, mechanical and electrical, cost and other departments are full participation from the beginning. The most difficult problem of the project is the fire protection. There is no definite fire protection provision for the office reformed from shop mall. Only with the full participation of all department, the best reform scheme can be reached.
Flow
As the cycle is too tight, the project does not use conventional process (Architecture - Decoration - Electromechanical - Cost). Instead, we used a crossover operation. first ,all departments collectively draw out a principle, and then deepen separately. Up to a certain extent, they discuss each adjustment together and then deepen separately. Thus, the design cycle is almost half of the advance.
Project Investment
The project lasted 100 days from design to completion.
Project Achievements
The project has fully achieved the desired results from both cost and schedule.
